Energihuset AS is a provider of services such as energy optimization, energy mapping, energy labeling and climate accounting. As an advisor and expertise partner in these areas, we have noticed a sharp increase in the number of companies contacting us based on requirements from banks and authorities.
After a few tough winters for many businesses with sky-high electricity bills, and the need to relieve the electricity grid nationwide, the authorities now want the industry to take action. This means mapping the energy consumption in all commercial buildings, implementing measures and making progress in terms of energy optimization. To support this work, Enova finally introduced new support schemes for the business sector in October.
Kvadratera – a horse's head ahead of the rest of the market
Kvadratera buys and develops commercial property in Drammen, Kongsberg, Stokke and Sandefjord. Together with Energihuset, they are now taking action on all commercial buildings in their portfolio. They have already completed an energy assessment of a total of 4 buildings, and are steadily working their way through their portfolio.
– As of today, it is the banks that set the requirements to follow the environmental regulations from the EU. We see this through the fact that it is becoming tougher for companies that have not yet energy-labeled their commercial properties to get financing to invest in new property, explains the property manager
Nils Christian Weel
In addition, it is important for Kvadratera's reputation and brand that they can offer energy-optimized commercial buildings to their customers. Customers are also demanding, to a much greater extent than before, optimized solutions to lower energy consumption or produce their own energy.
– We constantly experience that both heat pumps and solar cells are in demand from customers. However, there can often be other measures that contribute more to energy consumption, such as roof insulation and the like, Weel says and continues; – This is where Energihuset has come in with a mapping of the opportunities we have, as well as a simple and understandable overview of the balance between investment and the possibility of earning from this on the different buildings, Weel explains further.

As of today, Energihuset has mapped current measures at four of Kvadratera's buildings. In total, this has resulted in the identification of a reduction potential of approximately 1,200,000 kWh. This shows how drastic results can be achieved if the proposed measures identified in the energy mapping are followed up and implemented.
Once all commercial buildings in Kvadratera have undergone an energy survey within a short period of time, they have also planned to prepare climate accounts for their commercial buildings.
Energihuset - a competence partner in climate and energy
Energihuset currently delivers a number of services to businesses within the field of energy optimization. In recent years, energy optimization and energy labeling have been the services that have received the main focus from both customers and the market in general, but now it is ready for new focus areas.
The Transparency Act, passed by the Storting in June 2021 and which came into force in July 2022, places new requirements on businesses. Whether your business falls under the requirements set out in the legislation or not, it is likely that the information will be requested by your potential customers.
More and more businesses are being required to account for their greenhouse gas emissions. By preparing a climate account, you gain control over how your business affects the environment. This creates the basis for setting specific climate goals and initiating work to reduce emissions and measure progress.
Energihuset has developed an intuitive tool for SMEs to keep track of the new reporting requirements, the Transparency Act and climate accounting.
-Although we ourselves are not directly covered by the new legal requirements, we see the value of starting the work of reporting on the Transparency Act and climate now, says property manager

The path to a greener industry
Although Kvadratera has already implemented measures to ensure the continued operation of their business, much of the work still lies in the years to come. The measures proposed by Energihuset must be prioritized and implemented in the right order. Despite this, Weel is very optimistic about the future.
“It has clearly been valuable for us to conduct an energy survey of our buildings before we started implementing new measures on our own. We now know that reducing consumption is just as important as producing our own energy,” explains Weel.
“We will consider installing solar cells on all buildings, but also implement other measures that we were not previously aware of. In this way, we ensure that we retain the energy that is produced and fully utilize it,” Weel continues.
Finally, he points out that it is not only expectations and requirements from banks and legislation that act as a driver for the green shift in the industry. The ability of customers themselves to pay has changed with rising interest rates and tougher times. Therefore, it is important for Kvadratera to be able to offer customers the best alternative on the market.
– Our customers are often willing to invest larger amounts of resources in energy-optimized buildings. This is reflected directly back on their own companies, and ultimately the expenses they themselves will bear. We see our own savings potential as a benefit, Weel concludes.
Energihuset and Kvadratera look forward to a great collaboration in the future, where all buildings will be mapped and optimized, so that they can always offer the very best option to their customers.
