Which buildings must be energy-labeled?

1. Housing

The following homes must be energy labelled:

  • Detached houses, townhouses, apartments – For sale or rental.
  • Vacation homes – If they are rented out or sold.
  • Newly built homes – Must be energy-rated before they are put into use.

Private individuals have the option of energy labeling themselves by using Ennova's energy labeling tool. This is not legal for commercial buildings.

  • Commercial buildings over 50 m² – Must be energy-rated when sold or rented.
  • Commercial buildings over 1000 m² – Must always have an energy certificate visible to users (e.g. at the reception).

Newly constructed commercial buildings – Must have an energy certificate before they are put into use.

Buildings over 250 m² that are used by public authorities and are open to the public must have an energy certificate.

Some buildings are exempt from the energy performance certificate requirement:

  • Building under 50 m² .
  • Listed buildings where energy measures are not feasible.
  • Religious buildings used for religious services.
  • Industrial plants and workshops with low energy requirements.
  • Building to be demolished.
